Madison Area Real Estate Showing Activity
Back in August, I posted a chart showing Stark Company Realtors’ showing activity dating back to 1/1/2009. The point at the time was to show the effect of the tax credit on 2010 market activity. This chart is also an excellent indiciator of overall market activity. While most real estate statistics tend to be historical in nature, showing activity is perhaps the best nearly real-time indicator of market activity.
Here’s our most recent data. As you can see, 2010 is finally coming into line with 2009. 2009 was a more typical year, though the tax credit in ’09 may have skewed data a bit higher on the third quarter.

Don’t be alarmed by the downward bending line graph. It will pick right back up again in February. The line for 2009 represents the typical seasonal activity in our market. Buyers hit the streets in earnest in March and keep it up through July. But as you can see, there is a certain amount of market activity throughout the year.
