Capturing quality images of your property is one of the most important services we’ll provide you.  Thousands of potential buyers will see images of your home. It’s critacally important that these photos be the best they can be.

In addition to taking still photographs, we provide the added benefit of 360 degree panoramic images. Panaramic images are a powerful medium that allows the viewer to feel as if they were standing in the middle of a room in your home. Only a tiny fraction of agents provide 360 degree panoramic images.  We consider it a requirement to make your home stand out from the crowd.

Home buyers make decisions on whether they’ll view a home in person based on the photos they see online.  With that in mind, it’s important that we properly prepare the home so we can take the best possible images.  Following are some of our  suggestions for helping us get the best images of your property.

  • Sweep/shovel all walkways and driveways.
  • Remove all vehicles from driveways and try not to park directly in front of the house.
  • Store garbage containers out of sight.
  • Flower beds should be neat and free of excessive weed growth.
  • Remove all garden tools including hoses and sprinklers.
  • Sweep decks and patios.
  • Open window coverings to let in the natural light and neighborhood views (vertical and Venetian blinds turned to open position).
  • Turn on all interior lights.
  • Turn ceiling fans and television sets off.
  • Tidy all bathrooms, storing toiletries off of counter tops and put toilet seat and lids down.
  • Make all beds and tidy bedrooms.  All clothes put away.
  • Ensure that all toys are neatly put away.
  • De-clutter rooms which may be excessively furnished.  They don’t photograph well.
  • Remove piles of newspaper and magazines. Thin out nick nacks.
  • Straighten and tidy bookshelves and home work spaces.
  • Tuck trash cans out of view in a closet or a cupboard.
  • Keep kitchen counter tops as clear of items as possible.
  • Remove any items which may be taped are otherwise fastened to the refrigerator.
  • Remove pets and evidence of pets like bowls, toys and litter boxes.

We will make every effort to complete the photo shoot on the first visit but it’s not unusual for us to return again for one or two retakes. Poor images are unacceptable to us.  I hope you’ll feel the same.  We want to do the best we can to present your property favorably and professionally.
